Cyflwyniad / Introduction

O dan Ran 1A, Adran 2B o’r Gorchymyn Cynllunio Gwlad a Thref (Gweithdrefn Rheoli Datblygu) (Cymru) 2012 (wedi ei ddiwygio) mae’r rhai sydd yn cynnig datblygiad sylweddol yn gorfod ymgynghori gydag aelodau o’r cyhoedd a’r gymuned a hefyd cyrff statudol cyn cynnig y cais cynllunio i’r Awdurdod Cynllunio Lleol.

 

Mae’r wefan yma yn darparu manylion o ddatblygiad arfaethedig ar hen safle Track 2000, Resource House, Lon Penarth, Grangetown, Caerdydd. Mae Rightacres Property Company Ltd yn bwriadu cynnig cais cynllunio llawn ar gyfer y datblygiad yma ym mis Hydref eleni. Rydym yn eich gwahodd i ddarparu sylwadau i dîm Rightacres er mwyn i ni allu eu cysidro cyn i’r cais cynllunio gael ei gynnig.

Mae’n bwysig nodi fod yr ymgynghoriad yma yn gyfan gwbl ar wahân i’r ymgynghoriad bydd Cyngor Caerdydd yn ei gynnal unwaith fod y cais cynllunio wedi cael ei gynnig.

Ni fydd y broses yma yn eich stopio rhag gwneud sylwadau yn y dyfodol er mwyn iddynt gael eu cysidro gan y Cyngor.

 

 

Under The Town and Country Planning (Development Management Procedure) (Wales) (Amendment) Order 2016 Part 1A Section 2B those proposing major development are required to consult with members of the public and community and statutory bodies prior to submitting their planning application to the Local Planning Authority.

 

This website provides details of the proposed residential development at Former Track 2000 site, Resource House, Penarth Road, Grangetown, Cardiff. Rightacres Property Company Ltd intends to submit a full planning application for this development in October this year. You are invited to make comments to the Rightacres team for us to consider before we submit the planning application.

 

It is important to note that this exercise is entirely separate from the statutory consultation that Cardiff Council may conduct once the planning application has been submitted.

 

The current process will not preclude you from making future comments and should you wish to do so, you may make further comments at that stage, for consideration by the Council.

Y Datblygiad / The Development

Ceisir caniatâd cynllunio ar gyfer datblygiad preswyl o 86 rhandy (50 x unedau 1 gwely a 36 x unedau 2 wely), maes parcio, man cyhoeddus, seilwaith cyhoeddus a gwaith peirianneg gysylltiedig.

Mae'r cynllun arfaethedig wedi'i leoli ar safle tir llwyd yn Grangetown, o fewn ardal breswyl ond hefyd ar ymyl Parth Menter Ganolog Caerdydd. Adnabyddir Parth Menter Ganolog Caerdydd fel menter bwysig o dan arweiniad cyflogaeth ar gyfer adfywiad defnydd cymysg gan gynnwys cyfnewidfa trafnidiaeth ranbarthol, hyrwyddo gwasanaethau cyllid a busnes a datblygiadau preswyl.

Mae’r cais yma yn ceisio parhau’r broses adfywio sydd yn digwydd yn yr ardal leol a bydd yn darparu opsiwn preswyl angenrheidiol mewn safle cynaliadwy sydd yn agos i ganol y ddinas.

Planning permission is to be sought for a residential development of 86 flats (50 x 1 bed units and 36 x 2 bed units), car park, public realm and related infrastructure and engineering works.

 

The proposed scheme is located on a brownfield site, within Grangetown, in predominately residential surroundings but it also located on the edge of the Cardiff Central Enterprise Zone. Cardiff Central Enterprise Zone is identified as a major employment-led initiative for mixed use regeneration including a regional transport interchange, the promotion of finance and business services and residential developments.

 

This proposal seeks to continue the ongoing regeneration of the surrounding area and will provide a much needed housing option in a highly sustainable location close to the city centre.
